What we collect
When you request a free public-record report, we collect your email address and the property address you provide. If you upload documents (such as an inspection report, title commitment, or disclosure form), we collect the contents of those documents in order to build your home's profile. We do not ask for, and you should not send us, financial account details or government identification numbers.
Address suggestions as you type
When you type in the address field, we show matching King County addresses to help you enter yours accurately. Those suggestions come from King County's public address locator — the county's own GIS service, and the same public source we already use to prepare your report. Your browser never contacts the county directly: the lookup is relayed through our server, so your IP address, cookies, and browser details are never exposed to it. What you type is sent only as plain address text, is never stored on our servers or written to our database, and is held briefly in memory only to avoid repeating identical lookups. Suggestions are an aid, not a requirement — you can ignore them and type any address you like.
How we use it
Your address is used to look up publicly available records about the property — county assessor data, recorded documents, septic and permit records, and flood zone designations. Your email is used to deliver your report and, if you signed up for early access, to notify you when it opens. Uploaded documents are used solely to build and maintain your home's profile and care plan. We may use AI services to process documents and answer your questions; when we do, we use configurations that minimize data retention by those providers.
How this site is served, and how we measure it
This site is delivered through Cloudflare, a content delivery network. Like any web host, Cloudflare handles the connection between your browser and our server, which means it processes your IP address in order to deliver pages and block abuse.
We also have Cloudflare Web Analytics switched on, which counts page views. It places a small script on each page. It does not use cookies, does not follow you across other websites, and is not used to build a profile of you — it reports aggregates like which pages were viewed, from which country, and on what kind of device. It is the one third-party script this site loads.
Our own measurement is deliberately simpler: our server keeps daily totals — how many times a page was viewed and how many reports were requested. No cookies, no IP addresses, no identifiers, nothing tied to an individual visitor. If you would rather block the Cloudflare script, any content blocker will stop it, and nothing on this site will break.
What we never do
We do not sell, rent, or trade your personal information or your home's profile. We do not share your data with advertisers, contractors, insurers, data brokers, or marketing partners. We do not use your home's information to market third-party services to you against your interest.
How your report is delivered
Free reports are delivered as private, unlisted links shared only with the email address you provided. They are not indexed by search engines and are not discoverable without the link. Please don't share your report link publicly if you consider its contents sensitive.
Security
Home information — system locations, shut-off points, maintenance schedules — is sensitive, and we treat it that way. Data is protected in transit and at rest, and access is restricted. No system is perfectly secure, but minimizing what we collect and who can see it is a design principle here, not an afterthought.
Deletion and your rights
You may request deletion of your email, address, report, uploaded documents, and profile at any time by replying "delete" to any Homebody email or contacting us directly. Deletion is permanent. If a profiled home is sold, the profile transfers to the new owner only with the current owner's consent — otherwise it is deleted.
